Two garages with the same number of parking spaces can need different amounts of work. Start with the measured floor area

Measurements are more useful than a label such as “two-car garage.” For a simple rectangular floor, length multiplied by width gives the area: a 20-foot by 22-foot space is 440 square feet. This is a dimensional example only. Recesses, storage bays, steps and vertical surfaces need separate attention when defining the project.

Ask which surfaces the quote covers. The main parking area, a raised concrete wall edge, a step into the house and the strip at the garage door are different details. Agree on where the coating will begin and end, including around fixed cabinets or equipment. The estimator can confirm the measurements on-site.

Old coatings and repairs affect the work

Removing an existing finish adds work before the new system can be installed. Tell the estimator whether the floor has paint, a DIY kit, a professional coating or a sealer, and whether you have recoated it before. A quote that simply says “floor preparation” leaves more room for misunderstanding than one that describes the condition and proposed work.

Moisture and site conditions matter

Share any history of damp patches, recurring white deposits, water entering at the door or a coating that lifted after installation. These observations help guide an assessment; they do not identify the cause by themselves. Ask how moisture concerns will be checked and whether the findings could change the coating specification or timing.

Compare the complete coating system

• Finish: coating layers, decorative options and agreed texture.
• Logistics: who clears the garage, access needs and return-to-use instructions.
• Written terms: total quoted scope, exclusions, payment terms, warranty coverage and the approval process for extra work.
